With each passing day, there is an addition to the little skyline in downtown Roslyn. Progress continues to be made on Sterling Glen of Roslyn, the first major construction project the village has seen in years.

The housing development, which is being constructed by Forest City Daly, is being billed as the North Shore's first waterfront independent living residence. The summer of 2006 remains the scheduled completion date for the development, which will feature 210 units in two separate buildings.

Last week, Sterling Glen hosted a seminar providing expert advice to those contemplating a move from their current homes.

The seminar, entitled Seniors on the Move: Making Transitions Fun, Smart & Easy, took place on Thursday, Dec. 8 at the Roslyn Claremont Hotel. It featured such experts as Regina Waldes of Prudential Douglas Elliman in Roslyn, who spoke on the local housing market. Other speakers focused on selling valuables at an auction and in general, how to organize such a big move. Up to 35 local residents attended.

In addition to that seminar, Sterling Glen further integrated itself into the community by co-sponsoring an exhibit at the Nassau County Museum of Art. The exhibit, "Master Artworks from Private Collections: New York," ran at the museum through early November and featured Impressionist paintings and modern art pieces, which include rare treasures and masterpieces by Monet, Renoir, Bonnard, Matisse, Picasso, Chagall and other renowned masters.

Earlier this year, the Village of Roslyn Board of Trustees approved minor changes in the special permit granted to the Sterling Glen development.

The BOT voted unanimously to allow a "development incentive bonus" for the housing facility to reflect a total floor area of 270,000 sq. ft., instead of the original 263,856 sq. ft. that was part of the special permit. The entire site plan for the facility will remain the same.

The special permit amended the original permit that the BOT and other village agencies had granted Forest City Daly. That permit was approved in December 2003. The original plan called for Forest City to construct one large building for senior residents, plus an office building and a third building that would contain 90 units for assisted senior living. In all, there were 250 units in the original plan. Michael Daly, president of Forest City, said that changes in the square footage would mean a lessening of traffic flow from the facility.

The changes approved by the BOT will result in two separate buildings, one of them containing 160 units for independent senior living and 50 units for seniors 55 years or older. The revamped facility will have 210 units.

Upon completion, Sterling Glen of Roslyn will feature luxurious one- and two-bedroom rental apartments, including full kitchens, spacious baths and finely appointed designer details. Residents will also have access to three gourmet dining venues and a full complement of resort-like hospitality services and amenities.

In addition to the housing facilities, the development will include a four-acre park, natural springs, and three freshwater ponds.
